Sanctuary Point and Writers Estate in Vernon Hills

Two of the newer neighborhoods to be built in Vernon Hills , Sanctuary Point and Writers Estate are both located next to each other off off Route 45 and Fairway Drive. Both back onto a beautiful nature preserve, complete with fully mature trees and a winding creek. I love the sense of peace evoked driving through these small but stately areas.

Sanctuary Point is a single family home neighborhood built by Housh’s Construction. The small community features twenty homes which are not yet ten years old. The size of the average home is over 2600 square feet.

Writers Estates features sixteen custom single family homes built in 2005. All of these luxury homes come with three car garages, brick or concrete driveways, and cedar shake roofs.

The neighborhoods have the fewest number of single family homes of the many subdivisions in Vernon Hills. Both subdivisions feed into nationally recognized Lincolnshire-Prairie View School District 103 and Adlai E. Stevenson High School District 125. There is a mix of young and mature families in these neighborhoods.

 Commutes for residents are easy. Illinois Tollway I-294 and the Vernon Hills Metra Station are both short drives, as are Milwaukee Avenue and Route 60/Townline Roads, well-populated with restaurants and stores to fit all desires.

Sugar Creek Subdivision in Vernon Hills

The feel in the Sugar Creek subdivision n the Vernon Hills neighborhood is as sweet as the name indicates – beautiful homes located in a well-maintained enclave adjacent to a lushly forested area. Just three streets run through Sugar Creek, making it easy to navigate. With the numerous trips I’ve made throughout the Vernon Hills area it’s nice to have a neighborhood where my GPS isn’t necessary!

Stone Fence Farms in Vernon Hills

Stone Fence in Vernon Hills

One of my favorite neighborhoods  in Vernon Hills is Stone Fence Farms, easily identified by the stone signage and white fence surrounding its frontage area. I love the feel of this neighborhood, nestled between two larger subdivisions in the village. The neighborhood is comprised of 177 colonial style homes which were built in 1989. The homes are well-maintained on nice sized lots, and I always see people out chatting or working on their homes when I come by. A homeowners’ association is in place which organizes annual picnics and other neighborly outings. The association is also responsible for maintaining the entrance to the neighborhood. Grosse Pointe Village- Vernon Hills Subdivision

As a successful Vernon Hills area realtor, my job is similar to that of a matchmaker – finding the  right home for my client, based on all of the desirable characteristics my client is seeking. Are you curious as to what Vernon Hills real estate listings went under contract in April 2010

Whether you are in the market to buy a Vernon Hills home or to sell your current Vernon Hills  home, it is important to keep abreast of market statistics (or at least to work with a knowledgeable Vernon Hills REALTOR who does). Newspapers, national magazines, and television news report on regional and national trends, but aren’t doing a very good job of explaining the local real estate market in Vernon Hills. The number of new housing starts nationwide or the percentage increase in foreclosures or short sales in the entire state have very little, if any, bearing on how quickly your Vernon Hills real estate is worth in the  Vernon Hills subdivisions of Centennial Crossing, Deerpath or Sugar Creek.

In order to sell a home in Vernon Hills  , the  price and condition  of your home  does not have to be comparable, it has to be compelling.  I have seen most of the homes listed below and they blow the other comps out of the water.  The Vernon Hills real estate sales that went undercontract were priced right and were the prettiest.  Thats whats needed in today’s marketVernon Hills Market Report.

Vernon Hills Realtor Advises to Take Pictures of Your Home in All Seasons!

If you are planning to sell your Vernon Hills home in the next  4 years or even if you are not planning to sell your home ( a job transfer may pop up unexpectantly), I would advise you to take pictures of your home in all seasons. Spring has sprung in Vernon Hills and the flowers are in bloom.  If you blink and you don’t start smelling the roses or enjoying  the beauty of the tulips, you will miss one of the most gorgeous seasons we have in the Chicago Northwest Suburbs.    Use your digital camera and start clicking away.  Can you guess that tulips are my favorite flower!

Let’s say you want to put your Vernon Hills real estate on the market in early March, one of the times most people ultimately first think about selling their home.  Imagine what the photos of your home would look like at that time of year.  If you live in Vernon Hills, your pictures would either include dirty snow or ugly barren trees (not a pretty site and one that does not make a good first impression).

In my opinion, it’s the photos — and good photos — that gets a potential Vernon Hills buyer in your home.  Remember, you only get one chance to make a first impression!   A good picture is worth a 1000 words, a bad picture on the other hand  may result in the consumer skipping over your home in their internet search and you not selling your home.
